你5月租房子的时候有交定金吧,通常是一个月的租金。这个估计是拿不回来了。在你签的租约上,应该有相应的条款,比如欠租多久之类的说明。所以你应该尽快和房东联系,因为房东并不管你搬不搬进去住,他只看你是不是付房租。不要让他以为你故意拖欠房租。如果在8月25日前,取消的话可能只损失押金。但有的公司比较糟糕的,会要求你赔偿3个月的租金呢。
转租,sublease有时可以,有时会有麻烦。看你的房东是公司还是个人,个人都还好说话。公司的话,要具体和他们联系了。
关于签证,如果有人起诉你,我所知道的情况是,一般这种小额的民事案子,即少于$5000,会停留在本州或本区(county)内,还不至于上升到联邦的移民局那里,但是你到美国后,一旦你收到信成为被告,在要求你出庭的一段时期内是不允许出境的。
还有你的信用(credit)可能受影响。

 1、在房屋租赁关系上,要求解除租赁合同的一方,应该提前1个月通知对方,否则就属于违约(合同另有约定除外), 对方当事人有权要求其支付违约金。
  2、租房合同中对违约金有约定(租房违约金的数额是由当事人双方通过事先约定而确定的)、则按约定的违约金比例支付。
  3、约定的违约金过高或过低可以请求变更,约定的违约金超过实际损失30%的可认为约定过高,可要求降低。
  4、房屋租赁合同中对违约金没有约定,应按对方违约对你造成的实际损失来计算违约金并退回押金和多余的房费。
  5、租房违约金的支付是独立于履行行为即给付房租之外的给付。
  6、双方按照租赁合同的约定处理,赔偿约定的金额,如果协商不成,可到法院提起诉讼解决。

add上写的是,只要你提前走了,就得多付一个月房钱
另外,还有就是合同上写的多少天前通知房主才能走,你就得付多少天的房钱,这个多少天是从你真正走的那天像前推

如果你3/31走,你现在3/19通知了,把钱付到4/18就行了,当然如果合同上提前的多你就得多付。至于楼上说的那个退钱问题,恐怕你很难拿到了
